OUR DESIGN PROCESS

 

INITIAL COMPLIMENTARY CONSULTATION

  • Meet with a Mannino Cabinetry design specialist at our New Jersey Studio or within the comfort of your own home.

  • Determine project scope and budget.

  • Review any existing floor plans, drawings, and inspirational images.

  • A retainer (our design fee based on the scope of the project) and a signed Design Agreement are kindly requested to move forward with the project. This is a non-refundable amount.

  • Once executed, one of our talented Designers will begin the Schematic Design for your project.

Note: Designs are the property of Mannino Cabinetry, LLC until the project’s final payment. Mannino Cabinetry, LLC does not sell its designs without the purchase of products through the studio.


Phase 1:  Schematic Design


The schematic design process for a kitchen renovation typically involves the following steps:

Assess the Existing Space:  The first step in the process is to assess the existing space and identify any issues that need to be addressed. This might include outdated or damaged fixtures, poor layout or inadequate storage.

Set a Budget:  Determine how much you are willing to spend on the renovation and establish a budget for the project. This will help guide the design process and ensure that your goals are realistic.

Create a Wish List:  Make a list of all the features and elements you would like to include in your new kitchen. This might include new appliances, more storage, a larger island or a different layout.

Develop a Design Concept:  Based on your wish list, work with our team to develop a concept for your new kitchen. This might include a new layout, color scheme, lighting plan, and fixture selections.

Create the Design:  Once the concept is in place, our team can create kitchen floor plans and elevations that illustrate the proposed changes to the space.

Select Materials and Finishes:  Together we will choose materials and finishes for your new kitchen, such as cabinets, countertops, backsplash, flooring, and hardware. This will help you visualize how the finished space will look and ensure that all the elements work together.

 Finalize the Design:  Once the plans and materials have been selected, we will make necessary adjustments to the design to ensure that everything fits within your budget and meets your goals for the space.

Overall, the Schematic Design process for a kitchen renovation involves careful planning and attention to detail to ensure that the finished space is functional, aesthetically pleasing, and within your budget.



Phase 2:  Design Development

The design development process for a kitchen renovation typically follows the schematic design process and involves the following steps:

Refine the Design Concept:  Based on the initial concept, the designer will work with you to further refine the design and address any issues that were identified during the schematic design process. This might include tweaking the layout or adjusting the location of appliances.

Select Fixtures and Finishes:  With the design concept in place, we can begin selecting specific fixtures and finishes for your kitchen, such as appliances, cabinets, countertops, backsplash, flooring, and lighting.

Develop Detailed Drawings:  With the selections made, our team will develop detailed drawings that illustrate the layout and placement of all the selected elements. These drawings will typically include floor plans, elevations, and 3D renderings to give you a better idea of how the finished space will look.

Consider Engineering and Technical Requirements:  Depending on the scope of the renovation, the designer may need to consider additional technical requirements, such as plumbing, electrical, or structural changes. This might involve consulting with engineers, contractors, or other professionals to ensure that the design can be safely and effectively implemented.

Refine the Budget:  As the design becomes more detailed, you may need to refine the budget to ensure that the selected fixtures and finishes are within your budget. This may involve making some trade-offs or finding cost-effective alternatives that still achieve your desired design aesthetic and functionality.

Once the above listed items are selected and agreed upon, a Finished Drawing set it created. The Finished Drawing Set are detailed drawings, specifications, and other written instructions that outline the technical requirements and specifications for a kitchen renovation project. These documents provide the information that contractors, architects, and other professionals need to implement the design plan, including materials, finishes, fixtures, and construction techniques and may include:

  • Floor Plans: These plans illustrate the layout of the space and provide detailed information including dimensions, cabinets, appliances, and other fixtures.

  • Mechanical Plans: These plans provide details about the location of outlets, switches, appliances and the lighting layout; including recessed lighting, pendant lights, and under-cabinet lighting. These plans show the location of plumbing fixtures, such as sinks, faucets, and garbage disposals. These plans show kitchen venting for the contractor and if required HVAC relocation or coordination with the design.

  • Construction Plans: These plans show the proposed locations of walls, doors, windows and more as well as items to be modified or removed.

  • Elevations:  The two dimensional elevations show the sizes of cabinets, cabinetry door style, cabinetry accessories, backsplash locations, and outlet and switch locations.

  • Material and Finish Specifications: These specifications detail the materials and finishes to be used in the renovation project; including flooring, cabinets, countertops, backsplash, hardware, plumbing fixtures, appliances and lighting fixtures. 

The Finished Drawing Set is essential for ensuring that the renovation project is completed according to the design plan; and helps to minimize errors, conflicts, and misunderstandings between the contractor and other professionals involved in the project. 

Overall, the design development process for a kitchen renovation is a more detailed and comprehensive phase that builds upon the initial schematic design to create a fully realized design plan that can be implemented by your contractor. By working closely with your designer and making informed selections, you can ensure that your renovated kitchen is a functional, beautiful, and well-executed space.

PURCHASING PHASE

We will prepare quotes for each item to be purchased.  All quotes will be submitted for your review and approval, and you may elect to accept or reject any quote.  Each approved quote will require your signature and the deposit required by the vendor to authorize the placement of any orders.  We will act as your purchasing agent and all invoices from vendors will be forwarded to our office for payment.  Payment terms will be outlined on all quotes. 

Quotes:  Please note that product quotes are subject to change due to specification updates or minor changes required during measurement or installation.  Product quotes do not include accurate shipping and freight charges as these figures are not calculated until final shipment.  Shipping charges and sales tax will be added to final invoices. 

Custom Orders:  Custom orders, which necessitate a lengthy lead-time, require a 50% deposit prior to the order being placed.  Items will be released for delivery upon payment of the final invoice balance. 

In stock items:  Items that are in stock and ready to ship require full payment in advance prior to the order being placed. 

Note: Custom cabinetry production and delivery are typically delivered between 8-20 weeks based on the scope and the project specifications.

CONSTRUCTION ADMINISTRATION

Construction administration typically involves working with the contractor and other professionals to ensure that the design plan is properly implemented and that the project is completed to the desired quality standards. 

During construction administration, our team will be involved in the following key activities: 

Confirming Measurements:  Our team will measure your kitchen at important project milestones to ensure accuracy of cabinetry prior to installation.

Initial Layout with Contractor:  Our team will confirm locations with contractor at the beginning of construction.

Accepting Delivery of Cabinets:  Our team will accept the delivery of cabinets to the site and confirm condition and receipt of all parts.

Meeting with Cabinet Installer:  Our team will meet with the cabinet installer prior to the start of their work to ensure clarity and accuracy.

Final Walkthrough:  At the request of the client, Mannino Cabinetry will conduct a final walkthrough with the client and contractor. If the project meets Mannino Cabinetry's standards, they will recommend acceptance of the kitchen installation to the owner. While Mannino Cabinetry will make efforts to ensure that the contractor complies with the drawings, they will not be held responsible for the construction methods, techniques, sequences, or procedures used in the project. Additionally, Mannino Cabinetry will not be held responsible for any errors or omissions made by the general contractor, or any contractors involved in the project, nor for any failure to complete the work in accordance with the contract documents.

By providing construction administration services, our team can help ensure that the renovation project is executed smoothly and that any issues or problems that arise are addressed promptly and effectively. This can help to minimize delays, reduce costs, and ensure that the finished kitchen meets the client's expectations.
